Marketing your property that is for sale is not just putting a sign up and listing it in the MLS. When you have a home to sell, your real estate agent should do his or her best to market your property; showing off the most valuable qualities and finding the most suitable purchaser for it.

Your real estate agent should have access to various data bases that can increase the visibility of your property and target it to the most prospective of buyers.

A bright "For Sale/Lease" sign is nice to have on the property, alerting the interest of passerbys and the local people along with those that find the property attractive and like the area. But what about prospective buyers that do not live in the area or that do not travel down that particular street or road often? Listing your property with the MLS is important; however there are other things that can be done as well to help maximize the exposure of your home.

Advertise not only in the larger area newspapers, but the small local ones as well. Small local newspapers will usually allow for a much larger ad and more information at a more reasonable price than a larger, city paper. Advertising online is very popular now days, and will reach a much wider audience; such is likely the most advantageous of all advertising. With the internet, so much can be done.

Many agents will not only post an attractive exterior but interior picture as well; and on the internet, you will be able to post a picture of each separate room in the house, and allow for a nice write up of each room and brag of all the amenities.

Posting an attractive flyer on bulletin boards is another way; allowing for a larger picture and more information than a small ad in a newspaper or a homes magazine. Sending flyers out around the neighbourhood, alerting prospective buyers and neighbours and friends that might know someone looking for a home in the neighbourhood is a good idea as well.

"Openhouses" are a great way to invite prospective buyers and show off your home to those interested in purchasing in the neighbourhood. Your home should be able to be shown at a moment's notice, as well to other prospective buyers that see your ad. Such is the reason for a lockbox if you are not presently occupying the residence or if you work away from the home.

Targeting the advertising to the public is important. There are real estate agents that will fit your specific needs. A good, professional realtor will actively market your property, using direct marketing and networking skills to reach the buyers that are most likely interested in your property. Your agent should have a good knowledge of your area; know the particular market; be there to show your property to prospective buyers at any and all times when called upon; give you a detailed marketing plan; work with your potential buyers on financing; and above all, pay great attention to you and your needs.

Properly marketing your property is of utmost importance in finding and attracting the most prospective of buyers. By marketing your home, you are allowing it to be "out and about" for all the public to know, reaching a wide audience of prospective buyers.
