(NC) — According to research by Kijiji Canada, Canadians say they would like to sell their own home, but some think they lack the selling savvy.

A recent survey revealed that 61 per cent of Canadians would consider selling their home on their own “if it was easy and more affordable than using a real estate agent.”

Online local classifieds sites, like Kijiji.ca (www.kijiji.ca), are a good first step. It's free and it's easy to list your home for sale and to find a local buyer.

When you're ready to list your home for sale, the following five tips can help you create the best classified ad to market your home online:

1. Do your homework. Compare your home to similar homes in your neighbourhood to determine the best price for your property.

2. A picture is worth a thousand words. Tell your home's story by including pictures of all of the rooms in your house, not just your favourites. While you may love the kitchen, a potential buyer may place more importance on the bedrooms. Websites (like Kijiji) will allow you to post as many photos as you like so you can take advantage of this.

3. Make it easy for a potential buyer to contact you by including information on what they should do next. This includes making sure contact details are easy to find in the body of the ad.

4. Give your ad a catchy headline that includes the property's key selling features to hook the interest of a prospective buyer. This may include details on the neighbourhood, recently completed renovations, and the sale price.

5. Don't post it and forget it. If your ad isn't getting the type of interest you had hoped, consider going back in and adding more information. You may also want to re-evaluate the asking price.
